The Cumberland Valley Business Alliance (CVBA) recognized eight outstanding projects across the Cumberland Valley this morning during its 2025 Economic Development Breakfast presented by Meritus Health.

The annual event honors renovation, construction and adaptive reuse projects across several budget categories, selected for their design excellence, construction quality and positive economic impact.

“These awards are about more than bricks and mortar—they represent a collective commitment to building a stronger, more vibrant region,” said Steve Christian, CVBA president. “Each of these projects contributes to a better quality of life, supports our local economy and demonstrates what’s possible when vision, collaboration and community come together.”

This year’s award winners include:

  • Up to $150,000: The Foundry Art Market, for their transformation of 54 Lincoln Way West into a modern, community-centered art gallery. The $80,000 renovation preserved historic details while creating a vibrant new cultural destination in downtown Chambersburg.
  • $150,000–$500,000: Brandale LLC and Big Oak Café, for a $480,000 full-scale redesign of the café space. The project enhanced flow, connectivity to the adjacent grocery store and retained historic features like an uncovered original stone wall.
  • $500,000–$1 Million: The Zoeller Company, for constructing the new Rita’s Italian Ice building at 731 Wayne Avenue. The project added over 3,000 square feet of retail space, improving the commercial landscape of the busy Wayne Avenue corridor.
  • $1–5 Million: Eagle Construction Company, for their work at Franklin Veterinary Associates in Greencastle. The $2.2 million project delivered a new 8,900-square-foot clinic to meet growing demand for veterinary services in the region.
  • $5–10 Million: Greencastle-Antrim School District, for its $6.8 million district building that replaced aging portable structures and centralized key services in a modern, functional facility supporting students, staff and the community.
  • Over $10 Million: Luminest, for the Citrus Grove senior housing development in Shippensburg. The 40-unit apartment community offers affordable, accessible housing and revitalized an underused site while supporting aging-in-place needs.
  • Over $50 Million: Walmart Fulfillment Services, for the construction of its 1.5 million-square-foot Walmart Distribution Center in Greencastle. The facility is a state-of-the-art logistics hub that created thousands of construction jobs and now supports more than 1,300 full-time employees.
  • Environmental Sustainability Award: Chambersburg Waste Paper Co., Inc., for the completion of its $7 million Transfer Station. The facility advances responsible waste disposal and recycling across Franklin County while supporting sustainable environmental practices.
